At Brandywine Abstract, we conduct residential and commercial settlements, witness closings and also provide seller conveyancing and property reports.  Our experience with everything from single family homes to complex commercial and multi-state transactions affords our clients the confidence that we not only know how to handle these transactions but that we can get them done in the most efficient manner possible. 

We strive to make working with us easy and affordable with the ability to conduct closing at one our convenient closing locations in Pennsylvania and New Jersey or at a place of business within the 5 counties surrounding Philadelphia during business hours at no additional charge.  Title insurance premiums, endorsements and closing protection letters costs are regulated by the state Insurance Commission.  We at Brandywine believe that no additional margins should be placed on the additional costs involved with settlement; recording, certification of taxes, wire transfers, etc.  Therefore any ancillary costs involved with settlement are charged as pass though costs with no additional fee.

 

We have developed a niche as one of only a few title companies in the area to handle the special intricacies of the reverse mortgage industry.  These mortgage documents have special wording and requests that need to be addressed in order to have a smooth real estate transaction.

 
We also specialize in but are not limited to, working with clients who are not represented by Realtors looking for assistance in the settlement process.  Our team has been helping “for sale by owner” clients for nearly 20 years.
